I moved out on April 22nd, did a walk through with mgmt and turned in my keys. When I provided my move out notice on 4/1/26 indicating move out on 4/22/26 with my forwarding address and never received my security deposit back nor a letter indicating them withholding any of it. Amy Driver

I am a former tenant at Koi Apartments (1139 NW Market St, Seattle, WA 98107), managed by Avenue5 Residential. A $200 cleaning charge was deducted from my security deposit. Despite multiple written requests over several months, the property manager has failed to provide an itemized cleaning invoice or a copy of my signed lease as required under RCW 59.18.280. My security deposit was also returned after the 30-day legal deadline. I have a complete email paper trail and photographic documentation

This is a NEW building security complaint. It is a follow-up to the closed Case #007189-26CP.The landlord performed a fake, superficial fix just to pass the June 1st inspection.
