Risk score is calculated by averaging a property's yearly complaint and violation counts, weighting recent years more heavily — a year's weight roughly halves every four years — then adjusting for the property's unit count and scaling the result to a fixed 0-100 range. Higher means worse. That adjustment is deliberately not a straight per-unit average: a management company's responsibility for a violation doesn't shrink just because their building has more units, so a large building only gets a modest discount for its size, not one proportional to it. Shown separately for single- and multi-unit dwellings so a large apartment building can't hide behind properties with fewer units.
