The owner won't repair approximately $75,000 of damage caused by a violent tenant they put in the building without a background check who created many safety concerns,such as missing handrails in the stairwells, missing and broken emergency lights, a malfunctioning fire monitoring system (blamed on the tenant) and ripped out screens allowing pests to enter. Building is being vandalized and damaged by one tenant. He is menacing, violent and harasses other tenants. The building is not safe and issues have been reported to management numerous times, and nothing has been done. I want to break the lease without penalty because I no longer feel safe.

Our apartment building (~40 units) has not had hot water for about a month. The building management has been sending repair every so often but it never seems to be fixed. We have been sending maintenance requests and calling regularly but there is no end in sight.
