Property has a lasting vacancy which was unlawfully enabled without due code compliant care of landlord management, and without following core requirements of state law for tenancy preparation. A tenant was evicted who was set up with tenancy in December 2020. Entry door has gap under it when closed, such could enable rats to enter.  This is a violation of SMC, thus not satiafying a basic requirement for legal dwelling units.  This condition has been existant for over two years.  Two other doors to the building have similar vulnerability.

Entry door to residential level does not restrict entry by rodents.  And, door to commercial space which is by residents' door has broken glass covered by plywood which the property manager has not contracted for repair or replacement.The resident access door is not adequately attached with hardware.Website does not oermit privacy of complainant, though statement suggests it is possible.  Sometimes there is good cause for privacy.

Seattle Municipal Fire Code and Washington State law RCW 59.18.060 are not met with compliance by the property manager/broker and property management company Rob Gasca Real Estate Group LLC.  One example is that the Fire Code Basic Guide has not been provided to tenants.  Another simple example is that the entry door is not self-closing.

A Notice of Intent to Enter on 10 January 2023 beteeen 9:00 a.m. and 11:00 a.m. was taped to tenants' doors on 5 January 2023 without compliance to Seattle Municipal Code for Notification.  Therein is a threat of a fine of $100.00 for not allowing entry.  The citation is of a general state law.  The broker/manager gave a different purpose by email. The notice is not specific for purpose.
