I moved out of 7216 California Ave SW #1 on 11/30/2025.On 12/23/2025, Guide Property Management sent me a "Security Deposit Statement" claiming I owed $4,495.25 after crediting my $1,000 deposit. The statement includes a large "Lease Buy Out Fee - 2.5x," a reletting fee, and cleaning/turn charges, but it only lists invoice numbers and does not include copies of invoices, estimates, or other documentation supporting the cleaning/turn deductions.On 12/29/2025, my attorney sent Guide a letter

I would just like to verify if the last given Renewal Notice of 8-8-23 was in compliance. I believe the proper 180 days was given but not sure about the Economic Displacement Relocation Assistance Ordinance for Seattle Municipal Code Chapter 22.212 of which this property management has previously done. They are currently evicting Dan Gage. I am Dan Gage's daughter and filing this on his behalf.
