Landlord wants the rental to be vacated by 06/30/2024 due to major renovations and the insurance on the home ends early July 2024. He delivered the eviction notice to a neighbor 06/12/2024. Reported all utilities W/S/G and gas PSE will be shut off 07/10/2024. 12/2023 he replaced the side sewer that is adjacent to this rental and the duplex next door. No permits have been identified via SDCI search for side sewer permit or permits for rental for TRAO process for tenant at 9004 home. No written n

In December of 2023, landlord replaced sewer lines for adjacent properties he owns to main sewer lines. He then informed tenant in January that there's no longer insurance for the home and that was the reason per landlord to give tenant a month to move out. Appears to not want to fix anything the insurance company wants to fix to keep house insured which is why he wants tenants to move out. Appears that improper notice for lease was given. $50 per month rent increase given.
