My deposit has not been returned to me, and it is 30 days since my move out date. I am owed $500. I have called 4 times since moving out asking to discuss my security deposit. Each time, they either don't answer or say that don't have any information and need to contact their financial department and that they will call back in a few hours. They have never called me back.

My fixed-term lease expires June 14, 2026. On May 11, 2026, Arboreal Management offered a 12-month renewal with a 2% rent increase. I did not receive a 180-day housing cost increase notice. I asked why no notice had been provided by approximately December 14, 2025. The property manager responded in writing: "Yes, that is true. I'm unsure why [you] didn't get a 180-day notice." They are also proposing to remove the current utility surcharge and replace it with a $5 RUBs service fee plus usage-ba
